This first meeting is essential for us in getting a feel for what you hope to achieve in your home as well as your living needs. You should bring all ideas that you have found for home styles and floor plan layouts. They can be as simple as a drawing in a napkin or as detailed as a scaleable plan. Please have your wishlist as well.

One of the next most important items is to determine how you want the exterior architectural style of your home. This will play a large part in the design and floor plan layout.

Based on our vast knowledge of styles and home details we can sketch up a rough idea for you of how we think we can make the house look based on your wants and needs in association with the preferred design style. This will give us a starting point to develop the pre-construction drawings with the draftsman/architect.

This can both be a stressful and fun part of the project. At this point we can go no further until we secure a design deposit. The cost varies from project to project and is considered a good faith deposit. We must have this in order to pay the draftsman/architect to review and produce the pre-construction drawings.

This is the first set of plans developed by the draftsman/architect, these plans will continue to be altered and can be used for pricing until we are ready to begin construction.

After each go around with the draftsman/architect, we will sit down face to face and discuss the plans. Changes will be noted and your ideas added. Once we have a solid handle on the final changes we will order the final construction drawings.

Once the final construction drawings are produced we will sit down one last time to review them and make sure we have included all your wish list items and revisions. If all is good to go we will send the plans out to bid one last time to get the actual construction bid for your home that will be the final contract price. At this time you should already have financing secured for the project and we would like to sign the contract and collect the construction deposit.

We are now under contract and permits are being pulled for your new home while we get all of our pre-construction documents and scheduling in place. Your job now is to take all of your new budgets and pick out everything for your new home. You have 1 month to complete this task. It can be overwhelming.
